We manage and perform home watch inspections, provide concierge services, and coordinate maintenance and service of gated and regular residential properties; single family home and condominium investment properties. So if you are an absentee owner and have a vacation home, residential home, or an investment property…then you need us! Remember…unforeseen damage can happen at any time. Your A/C compressor may go out, leaving your home victim to humid and stagnant air, causing the potential growth and spread of mold spores. A ceiling leak from a second floor condo may cause costly water damage to your property as well. Many things can go wrong in 30 days in an unattended property. That is why we strongly recommend 2-4 inspection visits per month.

We work closely with a water, smoke and mold remediation company to preserve your home in the event of disaster.  Many of the photos on our site were taken from files where homeowners came home to this mess and called us.  We have taken on many clients that way.  Don’t let these photos be representative of your home.  Protect your investment and give yourself peace of mind.


  • We offer diligent inspections weekly, monthly, 2 times or 3 times a month.  You may need something delivered while you are in another state.  We can make arrangements to be there for the deliveries.  We will give you a written email report every 2 weeks (with photos if necessary) as to the status of what we find during the inspection.  We have a strong list of sub contractors who work with us to provide plumbing, a/c, electrical, flooring, painting, drywall repair, lawn care, pool cleaning, stucco, pavers, and other services to keep your home in top shape, in the event of an occurrence.

1. HomeWatch Contractors Network provides regular visits to your property which can prevent or greatly lessen property damage.

2  HWCN will create a presence in your home which may deter squatters and other intruders.  You might be surprised to find that many owners have returned to find homeless people camping out, or in one instance, the property manager had rented out their home for 2 months without the owners knowing about it, and came home early to find an unwanted surprise. 

3. HWCN will deliver consistent and accurate information to you during your absence.

4. HWCN will look for leaks, insect infestations, mold, and other potential issues.

5. For condo owners, while an HOA/POA is responsible for common grounds and common areas, you are responsible for everything from the drywall in.   Problems in an overhead unit can create major damage to the unit below. Common pipes in common walls are also notorious for causing problems to multiple units.  HWCN will discover these before they can become major.                                                                            

6. Homes controlled by an HOA/POA have bylaws that dictate how their exterior and grounds are to be maintained. HWCN will make itself aware of these rules and make sure that your home is kept within guidelines. They will address any problems with landscapers and lawn services.

7. HWCN has a network of subcontractors, realtors, chambers of commerce and almost anyone else that you might need as a part time resident of a full time home investment.  HWCN can make arrangements for work to be done in your absence, leaving you to do what you wish once you return.

8. HWCN will implement your storm plan. For an additional, specified cost, we will put up and take down your hurricane shutters.

9.  HWCN will notify the security company that you have our services, and we will respond if they get a call.

10.  HWCN will give you peace of mind, knowing that your home is being looked after by professionals who have your best interests in mind.


Bob Johnson began his career in the property and casualty insurance business many years ago.  He added construction services and ultimately real estate services to his portfolio.  He was originally licensed as a residential contractor in South Carolina in 1986.  He moved to St. Petersburg, Florida in 2000, as the result of a divorce.  He had planned to semi retire at that point, but realized that he had too much energy and knowledge to do that.  His services have been in great demand for 14 years now, as he can solve virtually any problem related to home ownership.  If he does not know the answer, he knows who to call for help.  He has developed a great relationship with subcontractors over the years, weeding out the ones who did not exemplify his standards of character, timeliness, honesty and trustworthiness.  He meets with all potential clients, and does not believe in “call centers” or third party contacts.  He gets to know the wishes and desires of each client.  He will probably go bowling, fishing or golfing with you once you get to know him.  He is originally from New Jersey, went to college in New York, spent years in a suburb of Charlotte, NC, and will never leave St. Pete.  The best place to live, bar none, according to Bob.  He has 4 children and 7 grandchildren, and lives with the love of his life, Cathie.  Cathie runs the office and handles the concierge/cleaning side of HWCN.  His favorite food is chocolate/bacon ice cream.  He eats 2 fantasy bowls every night before retiring.  He has yet to gain weight from this exercise.  Bob has also been an ordained minister since 1980 and finances his ministry from his business efforts.  He has traveled extensively, including 2 trips to Africa, to share his message.

Our regular business hours are Monday-Friday 8am-5pm EST. However, given the nature of our business, we are available after hours and weekends for scheduled additional services and emergencies that may arise.
